    Unless otherwise requested, all pricing is based on an unfinished basement. Some floor plans or illustrations may show a finished lower level for design inspiration; however, basement finishing is not included in pricing unless you specifically request it as an added scope.

    Pricing includes standard service budgets and core soft costs typically required to deliver a complete home build on a serviced lot, including the following:

    • Well depth allowance up to 150 ft, including pumping equipment.
    • Standard septic system allowance.
    • Propane gas service allowance.
    • Hydro connection allowance (excluding service upgrades).
    • Applicable development charges.
    • Permit fees and plans required for building permit submission.

    Final servicing requirements and allowances are confirmed once the lot, approvals, and utility conditions are verified. If additional depth, upgrades, redesign, or special approvals are required, those items will be identified and priced transparently before proceeding.
